3. $50 Per Day Late Penalty — Paid By Us
If we miss our written completion date, we pay you $50 for every day we run late. That is on us, not you. We put real money behind our timeline because we are confident in our crew and our process. (Subject to standard exclusions for weather delays, permit delays, and customer-requested changes — all detailed in your contract.)
4. Five-Year Labor Warranty
Most builders give you a one-year labor warranty. We give you five. If anything we built fails because of how we built it, we come back and fix it on our dime for a full five years after completion. We can offer this because we build it right the first time.

7. Final Walkthrough and Punch List Before Final Payment
You do not pay your final balance until you have walked the entire project with our project manager, signed off on a punch list, and confirmed every detail meets your expectations. If something is not right, we fix it before we get paid. Period.

Is the $500 design fee really credited back to me?
Yes. 100%. The full $500 is applied as a credit on your final invoice the moment you sign your build contract. The only people who do not get the credit are those who decide not to move forward — in which case the design and rendering are still yours to keep.
What counts as an exclusion to the $50 per day late penalty?
Standard force majeure events: severe weather (heavy rain, high winds, snow), municipal permit delays beyond our control, supplier failures we could not have anticipated, and any change orders or additions you request mid-project. Every exclusion is spelled out in plain English in your contract before you sign.
What does the 5-year labor warranty actually cover?
Any defect in our installation work — loose fasteners, separating boards, structural issues, railing problems, anything we built that does not perform as it should. It does not cover normal wear and tear, damage from neglect, weather damage, or modifications made by other contractors after we leave.
